The dreaded "eviction". Not as scary or difficult as it seems if you follow these steps. In fact, most of the time you'll never end up in court!
We require all tenant disputes to be in writing but what if the tenant calls you? "He said, she said" can get you in a lot of trouble and here's a great technique I've found to cut down on miscommunication.

Consider this semi-parable.
Jason (name changed) was a tenant of mine. He had an excellent job in the medicines, great income, I knew him well from shared social circles and he projected an overall image of respectability. We screened his application thoroughly but confidently and signed the lease.
Alternatively, Andrew (also name changed) could very well have been one of the unconscious patrons of the ER that Jason worked. His sleepy hair was twice the size of his head and a scraggly beard dangled from his young chin. He didn't have a stellar income but the individual who guaranteed his lease did and the directive from my supervisor at the time was to fill the units. I followed orders, we screened his application thoroughly, and we signed the lease.
Both were the worst mistakes I've made in tenant screening.
Surprised? So was I. I've learned a couple lessons about feeling self-assured in the choice of my tenants and the lesson, succinctly, is this: "Don't be so confident". So how do you identify a trouble tenant? True those "Andrews" in the world are more easily identified as risky but a sneaky landlord needs to look between the lines on a tenants application to avoid unforeseen "Jasons".
